The website for your hotel. The booking belongs to you.
Your hotel on Airbnb. Two rooms, no double bookings.
Before you think "Airbnb is just for holiday flats" or "we tried that once, it did not work": let me explain. Since 2026, Airbnb has been actively going after hotels. And almost no hotel is listed there yet, we checked. In plain terms: anyone looking for a room in your area on Airbnb simply cannot find you right now. That is exactly what we set up, complete, tested and handed over to your front desk.
Why Airbnb
- Booking is still bigger, but that is not the point. In the second quarter of 2026, Airbnb grew its booking volume by 16 percent, Booking by 9. This is about the nights you are not selling today.
- Airbnb does not publish a growth figure for hotels. What Airbnb does say: 55 percent of guests who book a hotel through Airbnb go on to book another stay. The hotel does not replace anything there, it brings in additional guests.
- A different guest searches on Airbnb, on average a younger one, who does not even look on Booking. You are not taking anyone away, you are reaching additional guests.
- Your price on Airbnb is your call. In 2024 the Court of Justice of the European Union placed all best-price clauses under the cartel ban, and since November 2024 the Digital Markets Act explicitly prohibits Booking from stopping hotels offering better prices elsewhere.
- We looked at nineteen Bavarian hotels with their own website. Not a single one of them was on Airbnb.
How we do it
- We start with two rooms, and those rooms are only on Airbnb, on no other channel. That makes a double booking impossible.
- Your hotel goes into the hotel category with room counts, so two to four listings instead of fifteen. We handle the texts, photos from your existing pictures, prices, house rules and cancellation terms.
- We write the description so that Airbnb's own answer feature gets the twenty most common guest questions right: arrival, parking, breakfast, dogs or EV charging.
- At the end there is a test booking, a short video and a one-pager for your front desk. From then on, the channel is yours.
What is not included
- We do not connect Airbnb to your room inventory. If you want to open more rooms later, you do that through your own channel manager.
- Guest communication, cleaning and ongoing pricing stay with you. You already have that running.
- And we promise you neither bookings nor revenue. Whether the channel pays off for your hotel, you will see in the nights.
We start with two rooms. Not much can go wrong.
Three things that work differently here.
Guests book on the portal.
They search, compare and book there. They look at your website afterwards, if at all.
Every direct booking is a booking without commission.
Depending on the portal and programme, a good share of every booking stays there. When the guest books directly with you, the full amount stays with you.
We do not build booking software.
Your booking system stays, it has been running for years. We only build the website in front of it and the shortest path into it.
Four services, built for your hotel.
They are the same four services as everywhere, just applied at the point where your industry loses customers. And that point is different in every industry.
If your guests only come through portals and you want to keep it that way, this is not worth it for you. We will tell you that in the first conversation.
Questions before you call.
These are the questions that come up most in a first conversation, and the answers are honest, even when the answer is no. If yours is missing, just call.
They cannot happen, because the two Airbnb rooms are on no other channel. In peak weeks you simply set the count to zero, that is about five minutes a month. If you want more later, you open further rooms through your own channel manager.
Yes. In 2024 the Court of Justice of the European Union ruled that best-price clauses fall under the cartel ban, narrow and wide ones alike. Since November 2024 the Digital Markets Act also explicitly prohibits Booking from stopping hotels offering better prices on other channels. What you charge on Airbnb is your call.
No, your system stays. We do not build booking software, only the website in front of it and the shortest path into it.
No. Where the portals bring you guests, they stay. Your own website adds the guests who look for you directly and the ones who have stayed before.
Not a hotel website yet. Our websites so far have been for other industries. The work is the same, a hotel guest just books differently. You see the design before you decide.
Owner-run hotels with their own booking system that want more direct bookings. If you only want to sell through portals, you can of course do that. You just do not need us for it.
Yes, of course. Guests find you through a portal just the same, and a share of every booking stays there. Whether the sign above the door says hotel, guesthouse or inn makes no difference. What matters is that you make the decisions and take direct bookings.
Only if the old one does not get the guest to the booking. Check it yourself: how many clicks from the homepage to the booking form, and are arrival, parking and breakfast on the way? If it is more than two or the answers are missing, you know where the problem is. If not, we will tell you, and you save yourself the job.
It depends on what gets built, and neither of us knows that until the first conversation. That is why there is no number here. You get a quote for your business and know the price before you sign anything. No extras afterwards.

Let's start with two rooms.
Just tell us what you have in mind. You get an answer within 24 hours, from the person who builds it.
